What is the process of purchasing a home?

After you have read "Working with Real Estate Agents" we will discuss what you are looking for and what the needs of your family are.  We will discuss price, square footage, location and any any other information important to you and your family.  Then you will get pre-qualified for the purchase price.  I will then send you listings that meet your criteria.  After you give me a list of properties you would like to view we will meet at the office and go over buyer agency.  As a buyers agent I protect your best interests, have a fiduciary to you and am able to disclose to you any information I am aware of related to a potential property, including pulling comparables etc....  This is essentially our agreement that we are working together and in your best interest.  Without buyer agency an agent is considered a subagent of the seller and is working for their interests.  After this we will view the properties you have chosen and potentially write an offer.  Once the offer is accepted we have a contract and my office will start scheduling inspections and the closing.  Once the repairs (if any) are negotiated and all the contingencies are removed we will close and you will be in your home.   

The buyers agent compensation is listed in the multiple listing service and comes from the seller at closing, unless it is a for sale by owner and the seller refuses to pay the selling broker (buyers agent.)
