What happens at a listing appointment?
After we discuss your home via phone or email I will begin pulling information in order to price your home. In most cases luxury or custom homes will require an on-site inspection for pricing. At the listing appointment/ inspection I will look around your home and property and point out what may need attention. I will take notes and photos, we will discuss your goals and then the marketing plan for your property. After this we will review the listing paperwork and go over home warranty companies and decide if you would like to list your home with a home warranty.
Listing a home is a big step. I offer three different pricing packages based on the price of your home. This will aid you in achieving your goals based on your budget and time constraints.
What to have available at your listing appointment:
- A copy of any covenents & Restrictions
- Utility company information, including copies of utility bills.
- Any up-grades done to the home and when the work was completed.
- A list of any features you feel are positive selling points.
- A list of any personal property (i.e. refrgerator) you are willing to convey with the sale of the property. Note fixtures (anything attached) is conveyed with the property. Please list any fixtures you do not want conveyed with the sale of the property.
- Another important factor to think about is what made you fall in love with your home and what do you love about it know?
